CONSTRUCTION SURVEYING
CONSTRUCTION STAKING
Apex Surveys provides a full range of construction stakeouts: from limits of disturbance, house corners for excavation and brick points for foundation wall forms, to building column lines and pile monitoring - we do it all.
WALL CHECK SURVEYS
A wall check is performed when the location of a newly-constructed foundation wall is requested by a local jurisdiction or bank (usually as part of a construction loan). Prudent builders will request a wall check survey, whether required or not, to confirm that the walls are in conformance with the requirements set forth in the local zoning ordinance.
SETBACK & BUILDING HEIGHT CERTIFICATIONS
These are surveys required by the local jurisdiction in order to verify that the completed new building or building addition does not violate zoning setback or maximum building height restrictions. These items require the new building to be under-roof and for site grading to be completed prior to the survey.
FINAL HOUSE LOCATION SURVEYS
A final house location survey is typically used after completion of a development project, either for mortgage settlement as part of the process of ownership transfer or to obtain an occupancy permit for a new addition or residence.
LAND BOUNDARY SURVEYS
LOT STAKES
A lot stake involves recovery or replacement of your property corners and the accurate delineation of the property lines using 8-inch nails set in the ground with 24-inch wooden witness stakes. This is a field-survey only and no plat is produced.
BOUNDARY SURVEYS
A plat depicting the property boundary including improvements; signed and certified by a licensed surveyor and regulated by State Minimum Standards. A boundary survey is required for any property greater than 2 acres in size, or where a land adjustment such as a subdivision will be performed.
SUBDIVISION/BOUNDARY LINE ADJUSTMENTS
These are processes which either create new parcels of land or adjust the boundaries of existing parcels. Both types of project require submission of a plat for review by the local jurisdiction and are performed in conjunction with a Boundary or Topographic survey.
LAND DEVELOPMENT SURVEYS
Such surveys are performed for many reasons, including new house design, landscape

pool design, and commercial applications, among others. The survey provides grade elevations throughout the site, as well as existing utility and basic tree information.
TOPOGRAPHIC SURVEYS
A topographic survey is a detailed survey used for site design by a civil engineer, and typically forms the basis of a Grading Plan or Site Plan.
Such surveys are performed for many reasons, including new house design, landscape

pool design, and commercial applications, among others. The survey provides grade elevations throughout the site, as well as existing utility and basic tree information.
SPECIAL PERMIT/SPECIAL USE SURVEYS
Special Use and Special Permit surveys form part of the application to allow a property to be used in a way which is not allowed by the zoning ordinance (eg child-care facilities) or to allow the placement of a portion of a building within a zoning setback.
BUILDING PERMIT PLATS
These surveys create plats which may be submitted to the local jurisdiction in lieu of a Grading Plan for small projects such as building additions. Typically, the entire project must disturb less than 2,500 square feet of land (including buffer areas etc), and not involve re-grading of the property,
FEMA ELEVATION CERTIFICATES/eLOMAs
FEMA surveys aim to assess whether a building or lot may be removed from the floodzone, thereby reducing the property's flood insurance rating. An Elevation Certificate compares the elevation of the lowest floor of the residence to the Base Flood Elevation (BFE), while an eLOMA shows whether any portion of the building lies below the BFE.
GPS CONTROL SURVEYS
Apex Surveys utilizes GPS technology which allows the establishment of an accurate control network on relevant horizontal and vertical datums.
PROPERTY TRANSFER SURVEYS
HOUSE LOCATION SURVEYS
Also referred to as a Physical Improvement Survey or Mortgage Survey, this survey creates a plat which shows all of the physical improvements on a property (such as the house, fences, walks, patios, sheds, etc.) and their relation (the distance on your property or off your property) to the property lines. A house location survey gives a homeowner or contractor an accurate picture of what is currently located on the site, and may also be used for mortgage settlement purposes.
ALTA/NSPS LAND TITLE SURVEYS
ALTA/NSPS surveys are typically used for commercial property transfer, and involve a detailed list of requirements set forth by the American Land Title Association (ALTA) and National Society of Professional Surveyors (NSPS).
CONDOMINIUM SURVEYS
Apex Surveys can produce plats and plans which may be recorded together with a Declaration in order to create new condominium units. The condominium process allows the underlying land and building infrastructure to remain the property of the developer or condominium association, while individual unit owners are given rights to use the property.
